Sacramento roof repair projects can be quite confusing, especially if you are just starting out with your first home. Here are three things you probably didn’t know about roof repairs.
Licenses
Hiring someone claiming to be licensed is not enough. The City of Sacramento issues various licenses for various projects. Having a General Contractor license does not mean you can do insulation projects. If you’re talking with a contractor, check for:
Lien Waivers
Contractors do not pay the suppliers, contractors, and subcontractors outright. Rather, roofers wait until their clients complete the payment and use this to pay off all the remaining loans. A lien is basically a claim on your property should the contractor fail to pay its loans to the suppliers and laborers.
Fortunately, lien waivers can easily be sorted out in the contract. Find a reliable contractor and you don’t have to worry about these claims.
Warranties
Be knowledgeable about warranties that roofers provide. There are basically two types of warranties involved in roofing projects:
Service Warranties – This type of warranty is provided by the contractor and is independent of manufacturer warranties. For major repairs, roofers can provide warranties that last as much as 5 years.
Manufacturer Warranties – This warranty is a standard among roofing products. It is provided by the manufacturer and covers the materials. Less than reputable contractors may lead you to believe that the services are also covered.
Insurance
Always ask your company if they are adequately insured. You don’t want to work with someone that does not have proper insurance, lest you end up paying for damages in the event of an accident. Remember, the law requires roofing companies to be insured for at least 1 million dollars.
