Energy-Efficient Windows from Simonton® and Ply Gem®
You look through your windows a hundred times a day without ever really looking at them. That changes the first summer they stop doing their job. Then you notice everything at once: the heat pooling by the glass, the room the air conditioning can't keep up with, and the utility bill climbing through July and August.
Yancey Home Improvements has been part of Sacramento homes since 1888, and replacement windows are among the most satisfying work we do because the difference shows up the same day. We install windows sized and configured to fit your home, with glass packages built around the performance this region actually demands. As a third-generation, family-owned contractor, we'd rather get the fit and the spec right than sell you more windows than your home needs.

What Aging Windows Are Costing You
Old windows don't fail loudly. They just quietly cost you more every year:
Energy: Single-pane and failing double-pane windows do little more than keep the rain out, and they can account for as much as 25 to 50 percent of the energy it takes to heat and cool a home. In Sacramento, where summer highs regularly push past 90 degrees, you feel it as hot spots near the glass, rooms that won't cool down, and a cooling bill that climbs while the cold air slips out through the cracks.
Security: Frames that have warped, locks that no longer seat properly, and glass that's lost its integrity all leave a home easier to get into than it should be.
Safety: Old single-pane aluminum or wood windows can jam in an emergency, or sit painted shut, exactly when you need them to open.
Hidden UV Damage: The light pouring through uncoated glass fades flooring, furniture, artwork, and window treatments year after year, a cost that never shows up on a utility statement.
New windows put a stop to all of it at once.
The Replacement Windows We Install
Sacramento's housing stock ranges from mid-century ranches to older Craftsman homes with openings that don't match any catalog. We install replacement windows in every common style, sized to fit what your home actually has:
Double-hung and single-hung windows
Sliding windows
Casement windows
Picture windows
Geometric windows
Every one of them comes with a new screen, and they're built to glide, so they open, close, and lock easily, which matters most in an emergency, when a window may be your exit. That emergency-exit function is called egress, and certain rooms are required by code to have it, with tempered glass that meets current safety standards.
Older Sacramento homes are full of openings that don't match stock dimensions, so we also custom-size replacements in increments as small as 1/8 inch. A 36-by-48-inch window is a stock size, but custom ordering lets us get a tight fit without excessive fillers or cutting into your sheetrock and framing. Our project gallery shows residential window work from across the Sacramento area.

Performance Built for the Sacramento Sun
The glass package does most of the real work, and in Sacramento's heat and high UV load, the specs matter. Look for the ENERGY STAR label, which compares windows on a few ratings. Two things tell you the most:
U-Factor measures how well a window holds conditioned air inside, much like the insulation in your walls. In Sacramento's climate, a low U-Factor in the range of 0.20 to 0.25 does the job.
Solar Heat Gain Coefficient (SHGC) measures how much of the sun's heat the window lets through. Here you want it low, generally in the 0.28 to 0.35 range, so less than a third of the sun's heat makes it into your home.
We hit those numbers a few ways:
Low-E Coatings: A microscopically thin metallic layer that reflects infrared heat and blocks UV without dimming the light coming in.
Insulating Gas Fills: Argon and krypton are inert gases, denser than air, and sealing one of them between the panes slows the heat that would otherwise pass straight through. Krypton, the denser of the two, earns its place in thinner glass units where there's less room between the panes.
Insulated Glass Units with Quality Spacers: The glass assembly inside the frame, two panes bonded to a spacer such as a Super Spacer that holds the gap and limits heat transfer at the edge of the glass, where it tends to be highest.
We'll help you choose the glass package that fits your home's orientation and your budget.
Frame Materials That Fit Sacramento
We install vinyl, fiberglass, and aluminum windows, and for most Sacramento homes, vinyl is the popular choice. It doesn't warp, rot, or need paint or stain, it resists peeling and cracking, and it insulates better along the frame perimeter than wood or aluminum, right where those materials tend to give back the efficiency the glass worked to earn. It's recyclable, it comes in a wide range of colors and styles, and it's often the most affordable option on the table. When fiberglass or aluminum is the better fit for your home, we'll tell you and walk you through the trade-offs.

Common Questions About Window Replacement in Sacramento
The signs Sacramento homeowners notice most are drafts near the frame, glass that feels warm to the touch in summer, and condensation forming between the panes, which means the seal has failed. Windows that stick or won't lock are worth taking seriously, too, both for convenience and security. If you're seeing two or more of these, replacement is usually more cost-effective than repairing the same window again and again
For homes built before the 1990s, window replacement usually pays off in energy savings, lower maintenance, and added home value. Older windows often predate modern insulated-glass standards, so the performance gap is wide. If you plan to stay in the home for a while, the energy savings make a strong case on their own, and the comfort improvements start the day they're installed.
Yes. Glass beside an entry or exit door should be tempered, which is treated with heat to make it stronger and more break-resistant. If it does break, it crumbles into small, dull pieces instead of sharp shards, so it's far less likely to injure someone on the way out.
Often, yes, and we'll tell you so. A single cracked pane can usually be fixed by a local glass shop, which is the faster and cheaper route. A replacement window is a different job: It removes the old window and frame entirely and installs a complete, factory-built unit with new double-pane glass. That's the right call when the window itself is failing, not just the glass.
They help, and it's one of the first things homeowners tend to notice. Double-pane glass with a sealed, gas-filled gap dampens sound on its way in, so traffic and street-level noise come through noticeably softer than they do through old single-pane windows, right alongside the comfort and the lower energy bills.

“Tommy was very helpful in explaining the roofing process and itemizing the pricing. He was upfront and honest about policy and interpreting the contract for my mother and I. We are a house full of women and we are always worried about being taken advantage of price-wise but we were not treated that way. Thank you for the excellent service and stunning new roof!”

“I chose Yancey for my reroof because of their business longevity. They've run into every situation imaginable and Brian addressed these concerns in the contract. Being told in advance is an explanation, being told after the fact is an excuse. They gave no excuses. The team working was always on time and did exceptional quality work with dry rot repair. The roof looks great and I expect it to work well for years to come.”
